Emergencies often happen before you have time to plan. As you move in, please take time to familiarize yourself with the space, especially with the:
- Fire extinguishers
- Emergency exits
If you ever find yourself in an emergency situation, contact first responders immediately.
Since every lease is different, check your lease for tenant responsibilities. Generally, tenants are responsible following:
- Phone, internet, & cable
- Light bulb replacements
- Cleaning services
- Tenant property insurance
Retail & Warehouse Tenants:
- All utilities
- Common area maintenance
- Taxes & insurance

All exterior signage must be approved by owners and meet the local governing authorities' guidelines.
Each Tenant is responsible for liability insurance.
Please see your lease for specifics on your needed policy.
Remember to send us your new / updated insurance verification.
Our communications with you are most effective via e-mail, as it allows us to manage important correspondence in a timely manner.

Trash and recycling must be taken directly to the outdoor receptacles by Tenants or their cleaning personnel.
Please help keep the outdoor receptacle area tidy.
Trash should not be left in the common areas at any time.
Bathroom receptacles are to be used only for restroom trash.
Office Chair Mats
To maintain the carpets, we ask that you kindly use a mat under all rolling chairs. Any office supplier has cost-effective options. It’s a small price to pay to keep your carpets looking professional and to assure that your security deposit is returned.
We will provide you with keys for your exterior door, suite, & mailbox.
Notify us when you schedule the utility companies, so we can plan to give them access.
If you need to change/duplicate keys, please notify maintenance for assistance.
Feel free to advertise your office with a sign outside your space. An 11" x 17 "sign would work well; anything larger needs to be approved by owners.
Hanging your sign beside your office on the wall is best. Please be cautious how you hang your sign as any damage to the wall or doors will reduce your security deposit.

Indoor plants are allowed in office spaces. Please clean up any messes from the plants and be sure there isn’t leakage on the window sills.
Water damage would be the tenant’s responsibility.

Call or e-mail to open a work order for our maintenance staff.
Urgent situations (i.e., pipe burst, etc.) will be acted upon immediately, while more routine situations may take a few days to get resolved.
Please note that you are responsible for paying routine maintenance within your space if it is listed in your lease as a Tenant Responsibility.
You should have received an executed copy of your lease for your records.
Please notify us if you plan to make any cosmetic, mechanical, or structural changes to your space OR if you need to add space or downsize.
Pay special note to when your lease expires and how long before you need to notify us of a renewal or relocation.
Parking information is specified in your lease. Some buildings are monitored by a towing company; consequently, use your permit tag at all times if required for your location.
Please contact us with updated parking information, i.e. new employee, employee left, or an employee purchases a new vehicle.
Please reuse your parking permit throughout these changes, making sure Kathi has accurate vehicle data for each permit.
Photocopying or altering of permits is prohibited and may result in your vehicle(s) being towed.
Please advise your guests of the appropriate areas to park, so that they are not ticketed / towed.
Only guests with the handicapped placards may use the handicapped parking spots.
Since parking is in high demand, your vehicle should not be left at the property if you are not on-site.
For security and snow removal purposes, there is to be no overnight parking at the property.
